Why homeowners hear conflicting claims

If you have looked at garage coatings in Georgetown, you have probably seen ads saying epoxy yellows, hot tires peel it off, and polyurea is four times stronger. The featured video, from an installer with about 20 years of garage floors, walks through those claims one by one.

The four systems you will run into

Tim Seay describes four approaches: the older epoxy primer, chips, and clear epoxy topcoat; water-based DIY kits; an epoxy vapor-barrier primer with chips and a polyaspartic topcoat; and one-day systems with fast-cure primers. Knowing which one a company sells makes their marketing easier to read.

Does epoxy yellow?

Yes, clear epoxy can amber in UV light. Tim Seay says that is why much of the professional industry moved to a UV-stable polyaspartic topcoat, so the epoxy stays buried under chips and never sees sunlight. If a Georgetown company warns you about yellowing, ask whether the system they are comparing against even uses a clear epoxy topcoat.

Do hot tires peel epoxy?

According to Tim Seay, hot tire pickup mostly destroys thin water-based DIY kits and was not an issue on his professional high-solids systems. He also points out that one-day and two-day companies often use the same polyaspartic topcoat, so the topcoat is not the difference.

Is polyurea “four times stronger”?

Tim Seay calls that claim confusing. Polyurea may be more flexible, he says, but when the epoxy base is buried under chips and topped with the same polyaspartic, “four times stronger” does not describe the finished floor. Ask the company to show the specific property and test behind the number.

Moisture is the bigger risk

Tim Seay says moisture can cause coatings to bubble over time, and that a vapor-barrier epoxy primer is his answer. He cautions that moisture moving through a slab can change, so a low reading today does not guarantee a low reading next year. Georgetown homes with older slabs or unknown vapor barriers deserve that conversation.

When a one-day floor makes sense

He is not against one-day floors. If you are in a hurry, a vapor test shows moisture is not a concern, and you trust the contractor’s track record, he says a one-day system can be a reasonable option. The point is to choose with the trade-offs in view.

Questions for Georgetown homeowners to ask

Ask: Which of the four systems is this? Is the primer moisture tolerant? Is the topcoat UV stable? What does “stronger” mean here? How do you test for moisture and what happens if it is high? When can I park on it?

The Georgetown takeaway

Most garage coating marketing is a sales pitch for one system over another. Georgetown homeowners get the best result by asking what is in each layer, how moisture is handled, and how the slab will be prepared. Austin Epoxy Flooring Pro serves Georgetown with free on-site estimates.
