What a Garage Floor Coating Is
A garage floor coating is a multi-layer resin system bonded to the concrete. Unlike paint, which sits on the surface, a properly installed coating grips a mechanically ground slab and builds a tough, seamless layer that resists oil, hot tires, water and wear. The typical Austin system has four parts:
- Preparation: diamond grinding, crack and spall repair.
- Base coat: pigmented epoxy that bonds to the concrete.
- Broadcast: decorative vinyl flake or quartz scattered into the wet base.
- Topcoat: a clear, durable layer, often polyaspartic for UV stability.
Our Garage Coating Systems
Full-broadcast flake
Chips are broadcast until the base is fully covered, then scraped and sealed. It gives a speckled, stone-like look, hides dust and small flaws, and adds texture underfoot. It's the most common choice for Austin garages.
Partial flake
A lighter scattering of chips over a solid base for a cleaner, flatter look.
Quartz
Colored quartz granules create a dense, sandy surface. Epoxy quartz flooring is a strong choice for garages that double as mudrooms, wash bays or laundry areas.
Metallic epoxy
Pearlescent pigments create swirls and depth. It's popular for showpiece garages and garages converted into game rooms or studios.
Solid color
A clean, uniform look that makes dropped parts easy to find. Common in workshops.
Full polyaspartic
Every layer is polyaspartic, so the floor cures fast and stays color-stable. A good choice when you need the garage back quickly.
Polyaspartic vs Epoxy for Austin Garages
| Epoxy | Polyaspartic | |
|---|---|---|
| Cure | Slower | Fast |
| Sun | Can yellow | Color-stable |
| Build | Thick; fills small flaws | Thinner per coat |
| Working time | Forgiving | Short |
Our most common system is a hybrid: an epoxy base for bonding and build, a flake broadcast, and a polyaspartic topcoat that resists yellowing in afternoon sun.
From First Call to Finished Floor
1. First contact
Call or text (512) 325-5434 any time; we're open 24 hours, 7 days a week and respond the same day. Send your neighborhood, the garage size, a few photos and your timing.
2. Site visit
We measure the floor and check for cracks, spalls, stains, old coatings, builder sealer and signs of moisture. We ask how you use the garage and which way the door faces.
3. Written estimate
You receive a scope that lists the measured area, condition, preparation, repairs, each layer, options, exclusions, schedule, cure times and the total price.
4. Choosing colors
We bring physical samples so you can see them on your own floor in your own light.
5. Preparing the garage
You clear the floor and plan somewhere else to park until the stated cure time.
6. Installation day
Crews arrive early, protect walls and doors, grind the floor and edges with vacuum dust collection, repair cracks and spalls, apply the base coat and broadcast, scrape and vacuum, and apply the topcoat.
7. Walkthrough
We walk the floor with you and explain when you can walk on it, when you can park and how to care for it.
A Closer Look at Preparation
Diamond grinding
Concrete has a weak, chalky surface layer called laitance. If a coating goes on over it, the coating bonds to that weak layer instead of solid concrete. We grind it away with a planetary diamond grinder for the open floor and hand grinders along the walls, all connected to vacuums to control dust. Grinding also removes light stains, thin sealers and high spots, and leaves a texture the base coat can grip.
Crack repair
Austin slabs nearly always have some cracking. Hairline shrinkage cracks are filled during the base coat or with a thin filler. Wider cracks are routed into a clean channel, vacuumed and filled with a repair material, then ground flush. If one side of a crack sits higher, we grind it level. Control joints, the straight saw cuts in the slab, can be filled or left visible depending on the floor and your preference.
Spalls and pitting
Chipped or pitted areas, common near the garage door, are patched and ground smooth so the coating doesn't dip or thin out there.
Oil and stains
Old oil soaks into concrete and can stop a coating from bonding. Heavy stains are degreased and ground, and sometimes spot-primed.
Moisture
If we see dark damp patches or white powdery residue, we test. Where moisture is a concern, a moisture-tolerant primer goes down before the base coat.
Common Problems We Fix
- Peeling DIY kits and garage paint. Thin products over etched concrete often lift under hot tires in an Austin summer. We grind them off and start over.
- Patchy builder sealer. Sealers wear away in tire paths, leaving a two-tone floor that a new coating can't bond to until it's removed.
- Dusty concrete. A weak surface sheds powder; grinding and coating stop it.
- Stained floors. Oil, rust and fertilizer stains are ground out as far as possible and covered by the new system.
- Cracked, uneven slabs. Repaired and leveled before coating.
How Austin Garages Are Used
Tell us how you use the space and we'll match the system:
- Daily parking: full flake with a polyaspartic topcoat for hot tires and sun.
- Workshop: solid color or partial flake so small parts show, plus a chemical-resistant topcoat.
- Home gym: flake around rubber mats.
- Storage: a forgiving mid-tone blend and coated stem walls.
- Boats and trailers: a textured finish for wet tires and gear.
- Game room or studio: metallic or solid color.
Questions to Ask Any Installer
- Will you visit and measure before giving a firm price?
- Do you diamond-grind, including the edges?
- How will you handle my cracks and the old coating?
- How many coats, and what is each one?
- Which topcoat do you use for sun?
- When can I walk on it, and when can I park?
- What's excluded?
- Who do I call afterward?
DIY Kit or Professional System?
DIY kits are cheaper and can suit a lightly used garage. But most rely on cleaning and etching instead of grinding, go on in a single thin coat and don't include real crack repair or a durable topcoat. In Austin heat, hot tire pickup and peeling are common. A professional system costs more upfront but is built to stay bonded through Texas summers.
Planning Around the Seasons
Spring and fall are the most popular times for garage coatings, so book a few weeks ahead if you can. Summer installs start at first light while the slab is coolest. Winter cold snaps can slow curing; we watch the forecast and adjust dates if needed.
After Your Floor Is Done
A new floor is a good time to get storage off the ground. Wall shelving, slatwall and overhead racks make sweeping easier and protect the finish. If you plan to bolt heavy racks to the floor, wait until the coating has fully cured.
Austin Conditions We Plan For
Heat
Austin garages can be far hotter than the outside air in summer. Heat shortens working time and softens weak coatings, which is why we start early and use systems that resist hot tire pickup.
Soil
West of I-35, the Texas Hill Country sits on limestone. East of it, the Blackland Prairie clay swells and shrinks with moisture, moving slabs and opening cracks. Every crack gets a repair plan.
Sun
UV through open garage doors yellows some epoxy topcoats. Polyaspartic topcoats stay color-stable.
Moisture
Older slabs, low-lying lots and homes near creeks and Lady Bird Lake can have more moisture in the concrete. We look for signs and test when needed.
Garage Types Across Austin
- Older central homes: detached garages, thin or patched slabs, layers of paint. Preparation is the main task.
- 1990s–2000s suburbs: attached two-car garages with years of oil and tire marks.
- New builds: smooth slabs with builder sealer that must be ground off.
- Hill Country homes: large garages, sloped driveways and runoff at the door.
- Townhomes and condos: compact garages, HOA rules and shared driveways.
Choosing a Color
- Mid-gray and tan blends are the most forgiving.
- Light blends brighten the space but show tire marks.
- Dark blends hide stains but show dust and get warmer in sun.
- Match the house by echoing brick, stone or trim colors.
Comparing Finishes Side by Side
| Finish | Look | Texture | Hides dirt | Slip resistance | Relative cost |
|---|---|---|---|---|---|
| Full flake | Speckled, stone-like | Light | Very well | Good | Mid |
| Partial flake | Solid with flecks | Smooth | Moderately | Fair | Lower-mid |
| Quartz | Dense, sandy | Sandy | Well | Very good | Mid to higher |
| Metallic | Glossy, flowing | Smooth | Poorly | Fair without additive | Higher |
| Solid color | Uniform | Smooth | Poorly | Fair without additive | Lower |
What Affects Where Your Price Lands
- Size: measured square footage, not just the number of bays.
- Condition: bare concrete costs less to prepare than a floor with old paint or a failing coating.
- Repairs: a few hairline cracks are routine; wide cracks and spalls add time and material.
- Moisture: a moisture-tolerant primer adds cost when needed.
- System: partial flake costs less than full flake; quartz and full polyaspartic cost more; metallic is priced per square foot.
- Add-ons: stem walls, steps, extra topcoats and custom blends.
Lower-priced quotes often leave out grinding, crack repair or the topcoat. Compare scopes line by line.
Installing Around Your Household
We know a garage is part of daily life. Before installation day we'll confirm where you'll park, how long the garage needs to stay closed, and whether anyone needs access to the house through the garage door. Grinding is loud for a few hours, and the coating has a noticeable odor while it's being applied, so keeping the door to the house closed and windows open helps. Pets and children should stay out of the garage until the floor is ready for foot traffic.
Townhomes, Condos and HOAs
Many Austin homes are in communities with HOA rules about contractor hours, truck parking and noise. Some townhomes share driveways or have tight alley access. Let us know about any rules or access limits when you ask for an estimate, and we'll plan the day around them.

Signs Your Garage Is Ready
- The slab is sound, without large crumbling areas.
- Cracks aren't actively widening.
- There's no standing water or persistent dampness.
- Old coatings or sealer can be ground off.
- You can clear the garage for installation and the cure period.
Commercial Floors Too
We also coat commercial floors: restaurants, retail stores, warehouses, auto shops, clinics, gyms and offices. Commercial systems are chosen for traffic, chemicals and cleaning, and work is phased around operations. Our published commercial range is $2–$5 per square foot.
What We Won't Promise
We won't promise how many years a coating will last on your particular slab, that a repaired crack will never reappear on Austin clay, or that moisture will never become an issue. Those depend on the concrete and the ground beneath it. What we will do is prepare the floor properly, explain what we see, and put the plan and cure times in writing.
Where We Work
Our regular service area is Austin and Georgetown.
